MAHARERA registration is mandatory for all real estate projects in Maharashtra. It ensures transparency and protects the rights of homebuyers by regulating the real estate sector in the state.
Fill the MAHARERA application form with the required project and promoter details.
Pay the required registration fee based on the size and type of your project.
Submit essential documents including project plans, approvals, and agreements.
Receive the MAHARERA registration number upon successful verification and approval.
The following documents are required to be submitted by the promoter at the time of registration of the real estate project:
Create a user account on the MahaRERA Website and login to provide details in Form A.
Declaration in form B (See rule 3(6) of MahaRERA).
Provide the PAN Card of the promoter.
Upload the legal title report in Format A as specified in circular no. 28/2021.
Provide the details of both legal and financial encumbrances on letterhead of promoter with signature and stamp.
Provide a legible copy of sanctioned layout approval plan.
Provide a scanned legible copy of the sanctioned building approval plan.
Provide the commencement certificate issued by the competent authority.
Provide declaration about commencement certificate in Format-D as specified in circular no. 32/2021.
Provide the latest CERSAI report obtained from the CERSAI website. If no security interest has been created, provide an undertaking confirming the same.
Upload CA Certificate Form 3 as specified in the standard format, signed by both the CA and the promoter.
Upload model copy of the allotment letter as specified in Order no. 35.
Upload model copy of the agreement for sale as specified in Annexure A of Rule 10.
Upload a deviation report with respect to the model copy of agreement for sale or allotment letter.
Provide details of the separate bank account along with a declaration confirming no encumbrances on the bank account.
